OK, so here’s the story – the owners bought this place 10 years ago and it’s been tenanted ever since. After the ravages of time and tenancy, it needs some work doing to bring it up to standard. Initially, the owners were planning to have that work done by contractors here but as they’re resident overseas, the logistics of handling such a project is proving just too much for them to contemplate.

It’s one of the charming (or will be charming!) 57 sq m 2 bed, 1 bath freehold cottages in Seafarer Close, that falls under the West Coast Village Home Owners Association. So, my instructions are to sell the place to a young couple looking to get their feet on the property ladder, at a bargain basement price and who will then do the restorative work themselves.

In a fixed-up “Good” condition, the CMA places the market-related Asking Price at @ R 1.35 m – but we don’t want to muck about here ,so the Selling Price, in its present condition, is a staggering R 1.2 m!! – as you can imagine, there won’t be a great deal of negotiation on that! …

Here’s what we’ve identified as needing doing:-

Of the 6 wooden windows, 2 have to be replaced, the others would be salvageable with a lot of sanding and varnishing

Paint inside and out

Sand and varnish the wooden front door and back double doors

Tidy up the garden and garden gate.

Re-tile the lounge, kitchen and bathroom floors.

Replace cracked cistern

Replace/repair locking mechanisms on the 2 x security gates

Replace door catch for one bedroom

Replace alarm system motion sensor

Replace the rusted burglar bars

Repair shower rail

Very recent quotes that we have come to a total of @ R 52 870 to do everything to bring it up to a “Good” condition. (Quotes include replacing all 6 windows with same-sized aluminum ones – but doesn’t include the new burglar bars). Obviously, if you could do some or most of the work yourselves, there should be quite a substantial additional saving on the above number.

The sellers will, of course, still be responsible for providing valid Electrical and Plumbing compliance certificates.
