Property description
I sold this lovely 1970's face brick home to the delightful current owners, way back in 2009 - which was very brave of them at the time, with the world just beginning to drag itself out of the 2008 financial meltdown!
It's located in Alicante Avenue; one of the "stand-out" streets in the massively sough-after Table View "Winelands" suburb.
Back then, precious little had been done to the property since it was first built so, over the years, the owners started renovating the place, one room at a time, such that it is really only two bedrooms requiring new flooring that would prevent anyone from describing the property as being "fully" renovated.
Let's start with the house itself and then we'll move on to the more-than-impressive outside entertainment area and garden. The house in total offers a remarkable 208 sq m of under-roof living area, on a big plot of some 553 sq m; with the building itself set right to the back of the erf, thus maximising the out-front garden area.
The layout is typical open plan but with demarcated areas lending themselves to a separate air-conditioned lounge/TV area; a dining area - and a cavernous kitchen and scullery. The flooring chosen is a dramatic stone effect, which continues throughout the rest of the home. The kitchen is spectacular! - boasting an enormous oval central island where the gas hob is located and benefits from an array of top and bottom cupboards, boasting today's popular high gloss finishes in various complementary colours.
The master bedroom is more-than-generous in size and can take a king bed and pedestals without even beginning to look cramped! There are plenty of built-in cupboards and a welcome air-conditioning unit. There are doors leading from the bedroom itself out onto the garden and the room is finished with a walk-through closet, leading to the en-suite shower-room that's been fully renovated and offers very simplistic, yet dramatic modern finishes.
The family bathroom has undergone a similar renovation and consists of a bath with an over-shower, hand basin and loo.
As mentioned before, it is bedrooms 2 and 3 that still need to benefit from a touch of up-grading, to replace the admittedly sad old carpets that're currently there - but both bedrooms are of a very decent size and can easily and inexpensively be brought up to a standard that matches the rest of the home.
Sliding doors lead from both the dining area and the TV lounge out onto the most enormous covered brick patio - nearly 50 sq m under roof in total; which is absolutely ideal for big parties when entertaining - or as a special "quite place" from which to enjoy the evenings with a good book or just contemplating the lovely garden. Much of this covering includes overhead louvres than can be opened up to encourage a welcoming breeze during our hot summer months.
The grassed garden is huge and capable of hosting well more than 100 guests under a tented awning for a special occasion, as neighbours have recently done on their virtually identical lay-out garden ...
The back entrance door to the huge 46 sq m double garage is here under cover, and the garage itself has 2 electrically-operated tip-up doors leading out onto the street.
The front entrance to the house has a large security gate with a big, covered awning; and this side passage is big enough to comfortably accommodate 4 vehicles parked there in tandem fashion.
And finally, the property is secured with burglar bars and Trellies throughout.
For the current owners, a quieter and well-earned retirement beckons in the form of a cute cottage in The Overberg, so it is with very much a sense of bitter sweetness, that they balance the excitement of the next chapter in their lives, with the saying of their "Goodbyes" to this property they have loved and called "Home" for 17 years.
Competitively priced properties such as these in the Winelands tend to get snapped up really quickly, so if this appeals, please don't hesitate in calling me or WhatsApping me, to book your appointment to view! ...
